410Ha Farm For Sale in Dullstroom

This portion is one of eight portions, that forms part of the SARAGOSSA GAME RESERVE, which is game fenced. Portion 4 (428 ha) and 18 (103 ha) linked to Portion 14 are for sale as well and could be purchased as a package.
This property has tremendous agricultural value, including approx. 10 hectares of 20/30 year old pecan nut trees, and approx. 25 hectares of 8 year old trees. There are a further 76 hectares of irrigated land and the water rights to clear and irrigate a further 40 hectares. The supporting infrastructure includes offices, reception area, several sheds, workshops and storerooms, Guardhouse, abattoir, chicken houses and staff houses.
In addition there is a large nursery with irrigated tunnels, livestock facilities and aviaries.
River frontage along the Elands river and water rights for a total of approximately 120 hectares, and grazing camps of approx. 5 ha
PECAN ORCARDS
There are a variety of types planted, including Withita, Barton, Navaho and Choctaw. The current orchards have drip irrigation. The yield on the 11 hectares of older trees is approximately 2 tons per hectare and on the 25 hectares will be approximately 1 ton per hectare this year.
There were previously orchards include pomegranates, citrus, bananas, pawpaw, guava and fig trees, granadillas. This is all on a small scale.
The Property was previously run as a fully operational mixed farming enterprise but this has been reduced significantly since Covid. The details outlined below reflects the output of crops that are sustainable.
TUNNELS
Various crops grown in 8 x covered irrigated tunnels totalling 1800sqm, 4 of which were for vegetables;
Ginger production was previously 300kg;
Turmeric production was previously150 kg;
Prickly pears;
Nursery previously had 2000 trees including yellow wood, fever trees;
Variety of berries, red and black currents, raspberries, gooseberries;
Chillis and peppadews.
LIVESTOCK
Sheep: currently no stock but have previously run 3 500 head. This number would not be possible now that more land has been planted to pecan rather than lucerne.
Cattle & Pigs: infrastructure in place but currently no stock but have previously had between 50 and 100.
Ostriches: once had 30 000 birds but they had to be culled in 2008 with bird flu scare. Facilities remain with pens and abattoir – with disinfecting area, “wet” and “dry” areas, refrigeration etc. Two of each large walk in fridges and deep freezers. This license would have to be renewed.
Birds: Breeding aviaries with overhead irrigation for African Grey parrots and Senegalese Parrots, for 400 birds. Also used for quail and turkeys but no longer in use. 1020sqm.
Chickens; building suitable for egg and chicken production. No longer in use.165sqm
Bee’s: Historically there were 300 Beehives that produced 8 to 9 tons in their first year. These are no longer there.
INFRASTRUCTURE:
Main Office block which comprises a reception area, 3 offices and a conference room, all fully equipped, toilets, bathrooms, storage facilities and guardhouse. 244sqm. Carports and garages.
Large shed of approx. 1000 sqm. Various workshops, generator room, open sided shed.
2 x additional sheds of approx. 490 and 160sqm. respectively.
Stables, feed storage rooms.
Managers house with 3 bedrooms, all en suite, large entertainment area, approx. 208 sqm.
Staff Quarters comprising 5 x larger two bedroom units, 8 x smaller units and 2 x ablution blocks. All workers are on contract and pay rent for the use of the houses.
WATER RIGHT:
The property borders on the Elands River – 3,2 km.
Water allocation sufficient for the existing Pecan orchards, existing irrigated lands and surplus water rights for an additional 44 hectares.
Numerous mountain springs.
ELECTRICITY:
Currently 1 x 25kva transformer (office) and 1 x 50 kva transformer (pump house) and 1 x 50kVa transformer (compound – switched to prepaid in each house).
NOTES:
Potential income from pecan nuts as at 2025 season @ 1,5 tons x 11 hectares @ approx. R 80 per kg = R 1 320 000. PLUS the younger trees – 1,0 tons x 25 hectares @ approx.. R 80 per kg = R2.000 000.00 income this year. In full yield this income will increase significantly.
