Walkersons Private Estate Pastures Free W103
This stand of approximately 1924 sqm is located in Pastures Village, within Walkersons Private Estate just outside of Dullstroom. The Village has a total of 13 homes, 8 of which have been completed. It is a requirement to follow the Verandahs architectural style. As the name suggests this features verandahs, has hip end roofs and larger pane format windows. External materials should include 20 to 30 percent natural stone, 60 to 70 percent plaster and 10 to 20 percent sheet metal (corrugated iron).
Because this is an elevated stand it has views of some of the many dams on the Estate and is within walking distance to most of the dams on the Estate. Situated on the south eastern edge of the village it therefore has additional privacy with no neighbour behind or to the one side.
The concept drawings for this stand have been approved and the technical drawings have been done but not sent in for approval - included in the price.
Walkersons Private Estate comprises a small total of 114 stands situated amoungst 800 hectares of rolling countryside ensuring exclusivity and privacy. Walkersons is the most successful country estate development ever brought to market in this area to date. This can be attributed to the Walkersons name which is synonymous with style and delivery together with the fact that the estate offers arguably, the best fly-fishing waters in the entire region with 14 dams and 4kms of Perennial River running through its heart.
A feature of the Walkersons Estate are the three well thought out house plans created by the well known architectural firm Boogertman and Partners. The three innovative and highly suitable architectural styles have been placed into the following themes: Homestead Style, Veranda Style and Barnyard Style. Within these styles an owner may consult with his own architect to personalize his house within the architectural guidelines.
A traditional style characterized by 70% stonework, parapet gabling and lean to verandah roofs supported by metal or timber posts.
Inspired by the original Transvaal homes known for their deep shaded verandahs, 30 percent stonework and low-slung roofs.
It is both rustic and contemporary and features double storey elevations with loft windows, wooden shutters and box shaped bay windows.
There is complete flexibility in which design of home you would like to use and there is no time limit within which to build.
Stand owners are not locked in to a building contract and can choose whom they would like to build their home from a list of Accredited Builders.
The disturbance area on each stand is limited to a 20m radius from the placed peg in order to minimize the impact of the buildings on the Estate collectively. This also assures adjacent stands the maximum opportunity for uninterrupted views. This disturbance area provides for ample building plans and equates to approximately 1200sqm of ground floor buildings.
