Accommodation Details:
Main House:
• A beautiful water feature with a Koi pond welcomes you to the entrance of this rambling farm home;
• This house is mostly made up of a large open plan living and entertainment area that is broken up by the impressive central entrance hall;
• The two en suite bedrooms are located on opposite ends of the house and are both generous in size;
• Tall wooden double doors that were brought from a sugar plantation in South America make for an impressive access to the entrance hall that runs the full width of the house. It features high ceilings and three very grand wrought iron chandeliers dating back to 1887;
• There are solid timber doors throughout the house and high quality, double height, timber skirting boards.
Living areas:

• This area has Oregon floors with large windows looking onto the verandah and a feature timber double door with attractive solid brass fittings;

Guest Toilet:
• This leads off from the T.V. area.


Verandah & Gardens:
• The verandah runs the full length of the house and is approximately 4,5 m deep. It accommodates both a dining and sitting area;
• Set in the garden is an additional entertainment area with a plinth for an open fire, concrete “benches”, an outside braai and a pizza oven, set beneath a beautiful willow tree;
• The small swimming pool is located close to this entertainment area.
The Stables:
• This building is within 20 meters of the main house and offers an additional four bedrooms all en suite and with a living/kitchen area;
• The area between the Main house and the Stables is paved and has a small parking area;
• The living area features a double sided fireplace with an open plan kitchen, with double sink, concrete tops and a four plate gas stove;
• There is a separate guest toilet off the living area;

Manager’s House:
• This is a three bedroom, two bathroom, very well constructed timber house approximately 100m from the main house;
• The living area has a fireplace and made up of an open plan lounge/ kitchen area while the dining room is separate;
• The main bedroom is very spacious. It has an en suite bathroom with bath and shower and double doors leading onto the verandah;
• The other two bedrooms are small and the second bathroom has a bath only;

The Surgery:
• This could very easily be converted into a one room bed sitter, situated very close to the main house, approximately 160 m² in size and includes a bathroom.


McGregors Cottage:
• This is the classic one bedroom fishing cottage with living area, powered entirely by gas and paraffin and very remote! It is accessible by four wheel drive only. It is situated above the top waterfall on the farm.

Extras:
• The farm is entirely geared for using solar energy and Eskom could be completely disconnected. There are three wind turbines, solar panels and 6 kilowatts of power generated, fed into 30 x deep cycle batteries;
• The house has a water under floor heating system;
• There are solar geysers for all of the bathrooms which are also are backed up with electricity;
• The house is approximately 5 years old and has “sash” windows throughout, slate tile floors and generally, very good quality finishes;
• There is a registered servitude giving access to the farm;
• Security is good and includes outside security beams.


Outbuildings:
• The barn is approximately 250m², with lighting, ceilings and screed flooring, with two huge extractor fans;
• There is an open barn (roof only) of approximately 500m²;
• There is also the original stone barn which is well over a hundred years old but has been restored;
• There is an outside storeroom with a strong room.


Farming:
• The owner is currently the third largest grower of garlic in the country and generates a good annual income. There are four hectares under irrigation;
• There is a tunnel of approximately 500m² that would be very suitable for winter vegetables.


Water:
• The house water is supplied by means of the borehole that keeps the 30 000 litre storage tank full;
• The Klip River rises within a few hundred meters of the farm boundary and then runs through a series of magnificent waterfalls and pools on the farm. The highest of these falls is approximately 30m high;
• There is a furrow off the Klip River that runs past the house and fills the dams;
• There are three dams in total of approximately ¼ ha, 1 ha and 1 ½ ha. Only the largest one is registered.
