Approximately 88 hectare established pecan nut and avocado farm with excellent water irrigation rights. Situated in Mpumalanga, about 3.5 hours drive from Johannesburg and less than an hour from Nelspruit on the N4, this highly intensive farm is made up of two title deeds.

There is a very comfortable homestead, staff accommodation and a weekend guest cottage that also generates income.

The land runs down a north facing slope from near the top of the mountain, across the valley and ends along the Lupulela River at the bottom of the farm offering superb views. The Lupulela is a perennial stream that flows into the Elands River.

Accommodation

The farmhouse which was built over forty years ago, is set in a lush, comparatively large garden with three water features and many indigenous trees.
- Open plan kitchen (with a pantry), attractive timber work surfaces and rustic timber slat cupboards, double sink;
- Lounge and dining room with slasto tiles, a veranda and views down the valley;

Stone cottage on a dam : This house was built by owner from stone and timber sourced on the farm about ten years ago (2003). It is simple, spacious and sophisticated.
- An open plan design on two levels. The upper level comprises a fully equipped kitchen, with all appliances, cutlery/crockery, a dining area, main bedroom with a king size bed and a full bathroom with a Victorian bath;
- The lower level is focused around a central stone fireplace with three upholstered sleeper couches which can be made up for additional sleeping space;

-Senior staff members have completed various courses in tractor driving, fire management, first aid, chemical controls (also ex Global Gap requirements);
-Workers committee in place who listen/advise re any issues. Regular informal talks held with the staff;
-All staff are registered and have proper contracts.

Staff accommodation:
-Built about twelve years ago (2001);
-This includes 10 single brick and mortar basic single rooms each with a power point and an electric light;
- Foreman/managers two bedroom cottage with kitchen, lounge area and bathroom;
-An ablution block with multi showers/toilets and a large donkey boiler for hot showers.

Climate: situated half way down the escarpment the climate is temperate all year round, with some cold snaps in winter. The annual rainfall is about 750 to 850 mm per year. Temperatures are moderate, a few degrees lower on average than Nelspruit.
Water: The farm benefits from an abundant water supply throughout the year. Water flows from a perennial mountain stream (with waterfalls in a scenic gorge) at the top of the mountain. Water flows first into drinking tanks, then to the homestead for domestic and garden use, then down to the cottage, on to the staff accommodation and finally into the dam from which crops are irrigated.
-Water features and reservoirs, a small catchment, one at source and a second behind the house. These tanks operate on a ball valve system so levels are automatically kept full;
-There is a pump house with pump down at the Lupulela River from which water is pumped up to the dam if needed in winter;
-As the farm is currently owned by eco-conscious owners, many and a variety of, indigenous trees have been planted and all fauna and flora are protected.

Farm has incredible registered water rights from Dept. of Water Affairs and Forestry.

Avocado production for export:
Approximately 15 ha, with 3 800 Avocado trees, Ryan cultivar
200 trees, Pinkerton cultivar
The Farm was registered in 2013 by Global GAP authorising the export of avocados. This is an ambitious and detailed exercise, costly, time consuming but essential, and of benefit to any buyer as Europe is increasingly demanding full details of quality control in the production of all imported fruit.
Owners work well with the Twycross packhouse who have exported their avocados over some years.
In addition the owners have an outstanding avocado consultant who advises on the finer details of fertilisation and production based on soil and leaf sample analyses each year. A buyer would definitely benefit from these established professional contacts.
Pecans: 200 Pecan Nut trees (40 years old). Nuts sold locally.
All avocado and pecan trees have individual micro drip irrigation. The avocados are also linked to a fertigation system.

Timber:
A timber plantation above the house consists of 3.8 ha of 13 year-old Pinus Elliotii and 9.1 ha of 14 year old Eucalyptus Grandis which are ready for felling.

-August is the harvest time for the avocados and should the sale of the farm take place within a few months of that time, a percentage of the income from the crop, on a pro rata basis would be retained by the sellers, as the majority of the costs incurred happen from November of each year.
