Oak Lane Estate – Dullstroom

Dullstroom Home In Oak Lane Estate

Great Lock Up & Go With Income Potential

Oak Lane Estate, one of a kind in Dullstroom!

Oak Lane Estate is certainly one of the most well-known and established residential developments in Dullstroom. It is the only waterfront residential estate in Dullstroom, with direct access to the Grootsuikerboschkop Nature Reserve and the two Dullstroom Town Dams. It is located on the north-eastern edge of town but is a short walk to the centre of the village, where all the restaurants, pubs and shops are situated. The estate has 24-hours security and controlled access.

Oaklane is also very popular in the weekend rental market. Visitors just love the location, and the fact that you can still walk to the village. Venues in Oaklane easily rent on average for approximately R 500 per person per night. The town has a comprehensive infrastructure in place to take care of the marketing and bookings of accommodation venues, payment of these invoices, key collection, as well as small businesses that offer housekeeping and gardening services – making the rental option very possible.

About the house…

This particular house was built in 2005. The current owners gave the interior of the house a complete make-over a year ago. The kitchen was completely replaced, as were the floor tiles. A closed combustion fireplace was also added, and both bathrooms were extensively renovated. Shutters were fitted to all the doors and windows, providing a high level of security. All the finishes are now of a very high standard.

The house features two bedrooms and two bathrooms, the main bedroom is en suite. The bedrooms have plush new carpets and built-in cupboards. The kitchen has granite tops and a Bosch oven that has never been used! A special feature of the house is the lovely sunroom to the front, with sliding folding doors on three sides that opens the room up to a small enclosed garden (small pets are welcome!). There is a double garage with motorised doors and a lockable storeroom.

In short, this is the ideal lock-up-and-go, with trout fishing and walks up the Suikerboschkop mountain right on the doorstep. To view all the detail and photos of this property click here.

This property is currently on the market with Zest at R 1 650 000-00 (Sole mandate).

Here are some tips from the owner of this property.

“Herewith my 5 cents worth on renovating a home:

For me a home is a living creature that needs love and attention like any other living being.  I always look at a home with respect and always try to see its full potential, instead of looking at the negative points about it.  Of course, when buying a home you need to be sure of the positives and negatives to ensure your investment is safe.

My advice when transforming a home to its former glory AND better is as follows:

  • Look over the current bad condition of the house.  I have never bought a perfect home, as my taste is different to the previous owners;
  • Find ways to put your own stamp on it or to bring your own character into the new home;
  • A coat of fresh paint is always the best way to start;
  • Invest in the small things that will make the biggest difference – good light fittings, good curtain rails;
  • I believe in custom made curtains – let’s face it all windows are different, and I have never understood how a standard shop bought curtain can be used on any window.  Window dressings are the most important aspect of a home for me;
  • You do not have to make use of the most expensive items to renew your home – I make use of existing bathroom fittings and kitchen cupboards to safe costs, unless it is really beyond repair;
  • Beds and bedding is also an important part of dressing a home – nothing worse than a mix match bed with saggy pillows.  Dress your beds to complement the décor of your home;
  • Gardens do not need to be filled with expensive plants. Rather keep it neat, spend money on watering what you have, a green and groomed lawn ends a home perfectly.

If you are not sure – get advice from a friend or an expert, more than one opinion is always worth it.”

After reading theses tips, I am feeling very inspired. If you are considering a fixer-upper, big or small, now is the time to get started.

If you are interested in finding your very own fixer-upper, give me a call on 073 1884 306

Let’s sell your house in a flash!

Up Market Home In Dullstroom For Sale

Selling your home? There are things you can do to help make this happen quickly!

Here are a few easy steps:

Take a step back and try see your home from an outsider’s eyes!

  • Replace anything that is broken, the small things can make a huge difference, that wonky light fitting that you have been meaning to fix… now is the time. A fresh coat of paint does wonders and updating aspects that are very outdated;
  • However, it is important not to make improvements or introduce colours that are extremely specific to a certain taste. Not everyone wants a home gym or built-in bar. It is best to stay neutral and make improvements that will appeal to the greatest number of people.

Make your home a blank canvas

When it comes to decorating – as far as possible strive to offer “a blank canvas” that a potential buyer can imagine their own style and taste being imposed – less is more.

  • De cluttering is a very important aspect of this. Apart from anything else it does make a room/house appear to be more spacious.
  • Again, focus on a neutral decorating style – leaves the focus on what’s important – the home’s features.

You are paying your estate agent, let them do their job.

Leave the site visit to the agent. As far as possible get away from the house while an agent is showing a potential buyer, even if this means simply staying in the garden.

Here is why:

  • A buyer often feels awkward if the owner is in the house and may rush the visit rather than taking time to consider the details of the rooms and the house generally;
  • Buyers can feel that they are unable to ask the agent what may be construed as awkward questions in front of the owner;
  • They feel it inappropriate to discuss the faults of the house and possible remedies.
  • Buyers want to imagine themselves living in a home; this isn’t easy if they are constantly confronted with the seller.

Try to take the emotion out of the sale. Inevitably a home holds significant memories and associations. This can colour your view a bit;

  • Try not to take offense when suggestions are made as to how to “improve” the appeal of the house on a more general basis;
  • Be objective if you receive criticism from potential buyers (via the agent feedback) and consider whether there is merit in the comments.

Last but not least, price your home correctly! Pricing your home incorrectly can be disastrous… Your home won’t sell as quickly as it should, buyers will come in at a much lower price, causing disappointment, just to name a few issues. Get a CMA (current market analysis) from your agent.

A CMA will give you an unbiased view as to the true market value of your property. It will include all the facts relating to comparable products that have sold or are on the market. It should have the following info: a geographical analysis, a comparable property analysis, an age analysis of how long these properties have been on the market and unique aspects pertaining to your property.

Highland Gate – Vodacom Origins Tournament 2017

Highland Gate Golf Estate Dullstroom

Highland Gate Golf Estate hosted The Vodacom Origins of Golf Tournament for the first time from 27 – 29 July. The tournament saw 96 of South Africa’s best professional golfers battle it out for the total prize money of R 750 000. The field also included players from Chile, Portugal, England and Italy. Even SA Open Champion Brandon Stone flew back to SA immediately after the British, to compete in this event

Long time pro Wallie Coetzee from Jeffreysbay took the early lead, but struggled in the tough windy conditions on the afternoon of the second. Seasoned pro and all-round nice guy Dougie McGuigan took the lead and held onto it through the final round, despite an excellent fight back effort by Brandon Stone, who had to be contend with 2nd place.

I attended the tournament the whole week, and was privileged enough to spend time with some of the pro’s and their caddies, and their comments were like a chorus – fantastic golf course and facilities. All of them were very impressed with the Ernie Els design, whilst I am sure other silently cursed the Big Easy, after missing the cut for the final round on Friday

We have stands available from as little as 295k. Just call me on 082 8955 933.

Luxurious House For Sale In Walkersons Private Estate

Luxurious House For Sale In Walkersons Private Estate

Most Talked About Home In Walkersons Estate

Why Walkersons Estate?

The Estate is celebrating its 11th anniversary this year, Walkersons Private Residential Estate, remains the most successful residential development in the area. The Estate is a beautifully maintained, and offers full title ownership to a limited few, with 14 trout dams and 4 kilometers of river offering exclusive fly fishing together with various species of game that roam 800 hectares. Families can enjoy long walks over a network of paved walking paths and mountain hiking trails interspersed with designated picnic areas and when the mist rolls in, owners can enjoy the estate gym and spa facilities.

The Magnificent House!

Recently, one of the most talked about houses on the Estate, Whispering Waters, came onto the market. Set on a ledge overlooking the Lunsklip River, it certainly has some of the most incredible views, optimised by double volume floor-to-ceiling windows.

This is truly an example where architectural style and interior design meet to provide a luxurious country hideaway. You enter the house on the upper level, which features 3 spacious en suite bedrooms, study/tv room and a double garage. The lower level is dedicated to an open plan kitchen, dining room, bar and living room which is separated from a snooker room by a double-sided fireplace. There is also a self-contained fourth bedroom with its own entrance.

I am good friends with the current owners, and have been privileged to visit the house on numerous occasions. A standout feature is the fact that every single room (and bathroom!!!) has spectacular views over the river. Walk out onto the patio for a late afternoon braai (or dip in the jacuzzi), and you will constantly hear the river flow.

The vast entertainment area just begs you to pick up the phone, and invite friends over for cocktails and lunch or dinner.

If you aspire to become part of the Walkersons community, without going through the hassle of building, then maybe this is just the property for you. It is currently on the market for R 9.2 million. Click here for more details, call me on 082 8955 933

Stunning Farm Near Dullstroom

Farm in Dullstroom for sale

Sun downers with a country view.

In the words of the current owner – it is the extraordinary serenity that emanates from the almost surreal scenery that is the essence of this farm. Standing on the front veranda of the house, one would look across the dam, framed by the splendour of the pines standing along the shoreline. Imagine this sight on a cold misty morning and one would honestly have to travel far and wide to equal it. Add to that the crisp air that is such a welcome relief after the pollution filled air of the cities. This magnificent farm of 25 hectares is for sale.

Situated only 1km from Dullstroom village on the R540. It offers the best of both worlds, with the total privacy of country life but with quick and easy access to the facilities that the village has to offer. The location of the farmhouse is spectacular, on the banks of one of the dams with a timber walk-way leading off the veranda and out over the water.

The three bedroom, two bathroom homestead was beautifully renovated in 2013, but has retained its country feel, with rustic finishes. The spacious living area and main bedroom looks out over the dam. There is also a small T.V. room.

The guest cottage is cosy with two bedrooms, two bathrooms and set a fair distance from the farmhouse, ensuring privacy but with a short path through the forest to the dam.

The farm currently generates an income from weekend rentals and the sale includes most of the furniture, so the business aspect could be ongoing.

The two trout dams are registered and are beautifully manicured to complete the idyllic scene.

Currently on the market for R5,995,000

There are businesses out there that are offering to connect a seller with a buyer, sometimes for less than 3% commission. This is nothing new but certainly begs the question – “are estate agents still relevant”

·         One of the key factors in procuring a buyer in a reasonable period of time is pricing the property right. To ascertain a reasonable sale price requires an in depth knowledge of the area generally, the past comparable sales in the area, the current listings and the buyer temperament.

·         Experience goes a long way towards know which marketing tools are most effective and the time and money spent implementing them is significant. A current and relevant data base of qualified buyers is invaluable and probably the most effective marketing tool but takes years to acquire.

·         The diversity of knowledge and experience that an agent has encompasses elements including the financial and legal implications and options in the transaction.

·         And very importantly, a comprehensive Sales Agreement document that caters for all eventualities and leaves no grey areas is crucial to a smooth transition from the offer to purchase to the actual transfer of the property.

·         By definition the two parties – the buyer and the sellers – are on diagonally opposite sides of the fence. So the role of the agent as a neutral, professional and experienced negotiator and mediator is indispensable.

The question becomes – can you afford NOT to benefit from the expertise of a property professional aka Estate agent, given that it is a million or even multimillion rand transaction and possibly the most important deal of your life that is involved?
